One cycle, run properly, forever.
The Group's model is deliberately simple: take existing homes, make them right, lease them to the people who house people, and keep every promise for the life of the lease — and beyond.
From acquisition to a home held for life.
Source
We buy existing homes where the waiting-list pressure is — screened against local demand, works cost and long-term hold economics.
Refurbish
Every home is brought up to the Group standard: warm, safe, compliant and energy-efficient, evidenced room by room.
Lease
Homes are leased ready-to-let to councils and Registered Providers, on plain-language terms structured around their duties.
Manage
Compliance, repairs and lifecycle works run across the full term. Partners keep clear assurance; residents keep a warm home.
Hold for life
Homes stay within the Group and are never sold to the open market. Permanence is the point — for residents and for partners.
Ready to let means ready.
A home is handed over when it is genuinely lettable on day one — not when the paperwork says so. The standard is the same in every town, for every partner, and it is inspected and evidenced before keys move.
Every Group home at handover
- Warm and efficient — refurbished with energy performance in mind, cheaper to run.
- Safe and certified — gas, electrical and fire safety completed and in date.
- Decent Homes Standard — met and documented, with photographs.
- Compliance across the term — certificates, servicing and repairs stay our job.
- Never sold on — the home stays in the portfolio for the long term.
Structured around your duties, not ours.
Councils & local authorities
Settled and temporary accommodation, delivered to standard, without taking on disposal risk. Homes stay held within the Group.
Registered Providers
Added capacity delivered to standard, on terms structured to fit regulatory duties — with pass-through access ahead of Haven Homes' registration.
Government-contracted operators
A steady, dependable supply of compliant, ready-to-let homes under long-term lease and management.
Asked by every partner, answered plainly.
What does the Group actually do?
We source and refurbish existing homes to a defined standard, lease them ready-to-let to councils and Registered Providers, and run the compliance and repairs across the term.
What happens to the homes long-term?
Every home is held for the long term within the Group and is never sold to the open market. That permanence is the resident-safety proof behind the model.
How do you work with Registered Providers before Haven Homes is registered?
Haven Homes is the Group's For-Profit Registered Provider, with registration with the Regulator of Social Housing in progress. Until it completes, Registered Provider stock is accessed through established pass-through arrangements.
Who looks after residents?
Residents deal with the resident-facing brands — AHFL and Ember Rose Home — with the Resident.Place app for repairs, documents and messages. The relationship with your council or provider stays exactly as it is.
How do we start?
Tell us where the pressure is on the Work with us page. We come back within one working day with what the Group can hold, refurbish and lease — and by when.
Put the cycle to work.
Whether it is ten street homes or a block, the model is the same: brought up to standard, leased ready-to-let, held for life.
